According to a recent survey what are the most important criteria on a Homebuyers Wishlist when choosing a new home in 2021?
The survey shows there have been some dramatic changes to the top 10 things on a homebuyer Wishlist since 2019….
Garden and/or outside space has become the Number One priority on the Homebuyers Wishlist over the actual square footage of the interior, most likely as a result of periods of lockdown over the past year and a half due to the Coronavirus pandemic.
Broadband and mobile connectivity has jumped a massive five places up the list to Number Three on people’s priority list, potentially due to not only having to work from home during the pandemic but also to the fact some people are remaining in work from home status and enjoying the freedom this gives them.
The quality and finish of the property has fallen as has proximity to the nearest Town or City, but proximity to public parks and outdoor spaces has risen to Number Five and culture of the community and proximity of cultural sites has risen 3 places on the list, as people maybe have decided that a work/life balance is probably more a priority than proximity to the office?
Potential for extensions and conversions, which was almost last on the list previously, has risen 6 places to Number Eight in 2021.
All of these changes in priority seem to be a knock-on effect of the Covid-19 pandemic which has dramatically altered people’s day to day lives. From the sudden rise in remote working and being isolated to one’s own home, through to strict travel restrictions and inability to socialise in the usual way. Everyone has been forced to re-evaluate their priorities and this is clear in consumers priorities when buying a new home.
Research has found that nearly half of homeowners undervalue their property by an average of £46,300. What you considered a possible undesirable aspect of your home could now potentially be the Number One priority for 2021 buyers….
